Appraising is, by and large, a long term career. The rigors of becoming a licensed appraiser have become more difficult than ever in the past. An appraiser's primary responsibility is to their client. Typically, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has hired in order to maintain independence. Appraisers have certain duties of privacy to their clients, plus many rules and regulations that must be followed. So, as a homeowner, if you want to review the appraisal document, you generally should obtain it from your lender instead of the appraiser.

Other responsibilities include accurate calculations appropriate to the scope of the assignment, acquiring and keeping an appropriate level of competency and education, and the appraiser must conduct him or herself as a professional.
